Brock Ventures, Inc. typically develops its own 9% LIHTC properties exclusively in North Carolina. Outside of this, we may consult for or even partner with larger other developers in executing a transaction. The emphasis can range from the front end of the project all the way to Certificates of Occupancy and permanent loan conversion.
The scope of engagement can be narrow or wide and the structure can vary from being a hired third party to partnering. BVI can perform any or all of the following services in partnership with or on behalf of a developer:
- Site identification, due diligence, entitlement and design
- Pro forma and financial modeling
- Frame and refine overall project — unit count, layout, rents, etc
- Tax credit syndication and loan
- Preliminary market research
- Third party management — architect, market analyst, enviro consultant, GC, historic consultant, etc.
- LIHTC application
- Manage other applications including AHP, CDBG, HOME, and project based vouchers
- Construction management and draws
